Application and Rental Agreement

Fee
$475.00. The fee includes a $175.00
Non-refundable rental
and refundable
$300.00 security and
damage deposit. The $300 security deposit covers damages
and cleaning of the property and Clubhouse.
The Penalty charge is non-negotiable
and by signing the rental agreement the renter acknowledges
and accepts the terms within. A refund check will be
mailed after the second Tuesday of the following month.
Reservations are first come first serve and we reserve the
right to refuse any renter.

Please
abide by the following Clubhouse rules; Non-Compliance
will cause forfeiture of your security deposit. Renters
are liable for all damages made to the premises. For
your consideration, clean up may occur between 12:00am &
1:00am or earlier.

Rental time: 9:00am to 12:00am.
12:00am to 1:00am is designated for clean up.
Note:
because an extra hour is included, exceeding
1:00am will result in loss of all the security deposit.

Pool
is not part of the Clubhouse rental. OIHA Park Rules
need to be followed.
·
Noise
regulations apply (Snohomish County Code Ch 10.01). Noise will
not be audible outside of the building after
10:00pm. This is
mandatory and a violation will result in loss of
all of the security deposit.
·
Banquet permit is required when alcohol is served and hosted
under the name of a Company or Corporation or by any entity or
Homeowner who will charge entry fees to an event.
A banquet permit will not be required for private
gatherings where alcohol is served.
Cancellation of reservations must be made within 30 days
prior to rental date to receive a full refund of the
security deposit. The deposit will be pro-rated for each
working day short of required notice.
If a rental is booked within 30 days the payment
will need to be made with guaranteed funds. Checks
returned for insufficient funds will be charged a $25.00
return check fee as well as the bank fee.
Items to be completed by
renter upon completion of usage:
1.
All debris will be removed from building
interior, deck and entry areas and be placed in the
dumpster or recycle bin. Please remove garbage through
the back hallway. No debris is to be thrown into the
Pool or Pond area.
2.
Garbage will be emptied into the dumpster and recycling
into the recycle container.
3.
Tables will be returned to closet and chairs replaced
in racks.
4.
Decorations, staples, tacks and tape will be removed, if used.
Nails are not to be used. Do not attach any
decorations to the ceiling, the ceiling fans or areas
near ceiling fans. Balloons must not be allowed to
float freely.
5.
Remove all items from the kitchen related to your use. All
appliances, counters, sinks and other
items owned by the Homeowner’s Association will be
cleaned and replaced in their original locations and in their
original rented condition. Please wipe out the oven and
microwave if necessary.
6.
If you use the oven and it is left dirty, you
will be charged
$50.00 for
cleaning.
7.
Turn off fans and reset heat thermostat to
60 degrees, 65 in
winter. Please turn down heaters in kitchen and restrooms.
8.
Turn off all lights except those in the foyer and
hallway which are marked
KEEP ON.
9.
Lock all doors.
10.
Lock the main gate.
11.
The keys need to be left in the Clubhouse to avoid a $25.00 fee.
